We've prepared a list of questions and answers that reflects most of the things guests want to know

If this list doesn't include your question, just ask!  We'll be happy to answer it, and who knows -- maybe it will end up this list too!  Here goes:

How do I get into the home I rented? 

Thirty days before your scheduled arrival, we email you directions and an access code for the property.

Can I check in early/check out later?

Check in is at 3pm and check out is 10am.  If needed ...we do offer early check in or late check out for additional fee.  Do check with management in advance of your arrival if this is needed.  

Do you accept pets in your homes?

We are now offering "pet properties" where your dog maybe welcome.  We do not allow for other family pets--Dogs only please.  Breed and size restrictions may apply.  
Please confirm with management when booking the reservation.  
There is an additional damage deposit, pet rent fee and an additional cleaning fee.
If you bring a pet without authorization...we will remove you from the property without refund.  

Do your suites or homes allow smoking?

Smoking is strictly forbidden inside and out..at ALL our homes. 

Is your home quiet?

As we have a number of urban locations--we can not guarantee quiet.  Choose one of our desert homes if you are looking for more relaxation.  Quiet times at all locations are generally 9pm to 7am.
Do I have to bring my own bedding?
No...linens, towels and even pool towels are provided at all our homes.
Do you provide high chairs, cribs and Pack-and-Plays?
With advance notice we will provide a Pack-and-Play or two:)  But we do not have access to high chairs and cribs.
If you plan on using the Pack-and-Play crib, you will want to bring bedding suitable for your baby's age and size.

 

What cooking/eating utensils will I need?

Our homes are provided with cooking equipment, including pans, cutlery, dish ware, and grilling tools. Unless you have a specific and unusual requirement, you should not need to bring anything to cook with.

Will I have access to a grill?

All communities have multiple grills for your use--often near the community pools.  Due to city fire code Scottsdale communities do not allow grilling on patios.  Our single family homes do have propane grills and we provide you with one tank of propane.

Internet and Cable TV?

All locations offer Free WIFI and expanded cable or streaming capabilities.  

What do I need to do when checking out?

We do not expect you to do your own laundry; you didn't go on vacation to clean house, after all! However, if you could please wash any pool towels, remove any trash and start the dishwasher, it would expedite the process and help us prepare for the next guests arrival.
Will I be charged for minor damage?
We charge only for unreasonable damage or missing items that can't be considered normal usage – damaged linens or towels and carpet stains..as an example.

Can I hold my wedding/family reunion/big party/birthday parties/bachelor parties at one of your suites/your pool/ community center?

Sorry none of our locations allow for these types of events.  Note: that these types of events are cause for immediate eviction.  
What do I do for food?
You will need to provide your own food if you want to cook.  All of our locations have grocery stores nearby--most often walking distance.

Do you have hiking trails?
Do we ever!  Best hiking-we actually have mountain in Arizona.

What is your cancellation policy?

We allow for cancellations and refunds 60 days prior to your arrival on non-event, non-monthly and off season bookings only.  
As we have minimal availabilty-we do not encourage cancellations and suggest vacation insurance.  Please read our guest policies for the full details.

Are your homes handicapped accessible?

Our homes are not required to meet ADA accessibility standards.   Several of our properties are usable by people with limited mobility -elevators and walk in showers.  It is best to discuss your specific needs with us before you make your reservation so you'll know what to expect.

What if my guest numbers change after I make a booking?

Due to federal fair housing rules --we do put a limit on the number of guests we can accommodate in each of our homes.   Please contact us for confirmation as we typically do not allow a change in the guests numbers after the booking is made.  

Who counts as children?

When counting guests at our homes, children and adults are counted as total occupants by fair housing rules.  This includes infants. 

When staying at your homes in Kierland or the Biltmore --do I have access to the resort amenities?

Sorry..only the hotel guests are able to utilize the resort facilities.
